How much does housing in Poland cost: prices and changes in the real estate market in 2023

Global inflation caused by the coronavirus pandemic and the war in Ukraine has affected price growth in most countries. Inflation has affected food, fuel, and energy prices the most. However, the real estate market is also affected.
In Poland, the wave of Ukrainian refugees increased demand for housing. In 2022, Ukrainians became the leaders in real estate purchases in Poland. Our citizens account for more than 40% of purchases among foreigners. The number of Ukrainians renting housing is even higher.
The real estate market is dynamic, so the number of offers and prices are constantly changing. We'll tell you how much it costs to rent a house in Poland and what changes have recently occurred in the real estate market.
What is happening with real estate in Poland?
Recently, price growth in the real estate market has stopped. This is due to the fact that some Ukrainian refugees have returned home. Since there are a lot of rental offers, owners are forced to reduce prices to find tenants. However, the updated prices are not very comforting for tenants, as in 2022 prices increased by up to 25%, which is a significant difference for Poles.
Interestingly, Ukrainians have revitalized the real estate market in the country to such an extent that Poles have been buying apartments to rent them out.
We should add that seasonality also affects pricing. In the summer, the demand for housing falls, and in the fall, on the contrary, it grows due to students looking for apartments. Prices are expected to rise in September and October, when young people return to school after the holidays.

Number of apartments offered for rent
In June of this year, more than 73 thousand apartments were offered for rent. This is 75% more than in April 2022, when Poland saw a boom in apartment rentals due to the wave of Ukrainian refugees.
In the first half of 2023, more than 10 thousand apartments were rented in Poland.
The cost of an apartment in Poland in 2023
Prices have been rising steadily since 2022. Data show that in January 2022, the average rental price in large cities was PLN 2242. In January 2023, the average cost was PLN 2869. Thus, the average rental price increased by PLN 600.
The largest price increase occurred in Krakow - 31%. This is followed by Wrocław, Poznan and Warsaw with a 22% increase in prices.
The size of the apartment directly affects its price. We will show you the changes in value on the example of an apartment with an area of 40 to 60 square meters.

• Lublin: in 2022 - PLN 1951, in 2023 - PLN 2465;
• Poznan: in 2022 - PLN 1932, in 2023 - PLN 2492;
• Wroclaw: in 2022 - PLN 2503, in 2023 - PLN 3280.
