Real estate prices in Ukraine 2024: how much does it cost to buy an apartment
Real estate prices in Ukraine continue to show an upward trend, especially in major cities and their regions. Demand for apartments and houses remains consistently high. However, depending on the region and location, apartment prices can vary significantly. Find out more about how much it costs to buy a home in Ukraine
The Ukrainian platform Dim.Ria presented an updated report of its analytical center for March 2024, news.finance.ua reports.

Buying an apartment in Ukraine: prices on the primary and secondary markets
Primary market
As of March 2024, 76% of primary real estate sales departments in Ukraine are operating. During this month, seven new buildings in nine sections were commissioned across the country.
In particular, during the year, 31 new buildings with 53 sections were completed in Ukraine, including 5 buildings with 7 sections in Kyiv. The Kyiv region accounts for 45% of completed new buildings, which is the largest number among all regions.
The average price per m² in the capital as of March 2024 is UAH 53,737 (taking into account all types of apartments by number of rooms). Analyzing the cost per m² over the year, the price increased the most in Zhytomyr region - by 32%.
Prices also increased significantly in Ivano-Frankivsk region - by 26%, as well as in Rivne and Cherkasy regions - by 24% and 21%, respectively. The analysis of the primary real estate market in Kyiv showed that the highest average price per m² was recorded in the Pecherskyi district at UAH 99,664, while the lowest price was recorded in the Darnytskyi district at UAH 37,286.

Secondary market
In the secondary real estate market in March 2024, the number of offers for the sale of secondary housing increased in almost all regions. Compared to March 2023, the supply increased by 65% in Ivano-Frankivsk region, and by 53-54% in Volyn and Zhytomyr regions. However, the number of offers in Poltava region decreased by 21% and in Chernivtsi region by 12% over the month.
According to the study, housing prices in the secondary market increased throughout Ukraine during the year. Comparing the data of March 2024 with February 2024, the largest price increase was recorded for one-bedroom apartments in Volyn region - an increase of 19%. However, prices in Dnipropetrovska oblast decreased by 4%.
The average price of a one-bedroom apartment in Kyiv is USD 93,168. In Lviv region, the price of a one-room apartment is USD 69,680, and in Zakarpattia region - USD 53,401.
The analysis of the average price by district of Kyiv shows that the highest price of a one-room apartment is recorded in the Pechersk district - USD 113,011. In the Shevchenkivskyi district, the price of such an apartment is USD 86,862, and the lowest price is in the Desnianskyi district - USD 47,042.
