How much do apartments cost in the Kyiv suburbs: overview of prices and locations

Housing prices in the suburbs of Kyiv attract many buyers due to relatively lower costs than in the capital itself. At the same time, the suburbs often offer better living conditions than budget options in Kyiv, in particular due to new developments, better infrastructure, and environmental conditions.

What are the prices for apartments in the suburbs of the capital?


One-bedroom apartments are in the greatest demand in the Kyiv suburbs. However, their prices vary significantly depending on the region. For example, the price of apartments in Bucha and Irpin on the secondary market starts at $30,000 and can reach up to $34,000. For comparison, this is several times cheaper than in Kyiv: for example, in the Pechersk district, a one-bedroom apartment can cost $107,000, and in the Shevchenkivskyi district, $76,000. As for two-bedroom apartments, they cost from $40,000 in the suburbs, which is also a much more favorable offer compared to the capital.

At the same time, some cities near Kyiv have already overtaken the cost of housing in Troyeschyna (from $40,000 for a one-bedroom to $68,300 for a three-bedroom apartment), while others are even catching up with prices in the Sviatoshynskyi and Obolonskyi districts of the capital. Thus, in 2024, it will be more expensive to buy an apartment in Vyshneve, Vyshhorod and Brovary than in Troyeshchyna, and the average price of housing here will start at $44,000 (for one-bedroom apartments) and $74,000 (for three-bedroom apartments). The cheapest apartments are currently available in Gostomel.

How much does it cost to rent an apartment?


As for rent in the suburbs of the capital, prices start at UAH 10,000 per month. This is significantly lower than in Kyiv, where the average rent ranges from 15,000 to 20,000 UAH. The most affordable rental prices are currently in Irpin and Vyshneve.

Factors affecting housing prices


The cost of housing in the Kyiv suburbs depends on several important factors:

1. Location. The closer to the center of the capital, the more expensive it is. However, it is important to keep in mind that some suburbs can be reached faster than the center of Kyiv than from remote areas of the capital.

2. The condition of the buildings and infrastructure. New buildings often have modern communications, well-thought-out infrastructure, green areas and parking lots, which is an important factor when choosing a home. In cities such as Irpin and Bucha, developers are building complexes with their own kindergartens, schools, shops, and other amenities.

3. Transport interchange. Fast transport links to the capital are another important criterion for choosing housing in the suburbs.

Advantages and disadvantages of living in the suburbs


Living in the suburbs has its advantages. First, it is clean air and proximity to nature. Cities such as Irpin and Bucha are surrounded by forests and rivers, which contributes to a comfortable life. Secondly, new buildings usually have modern communication systems, which ensures a high level of quality of life. A well-thought-out infrastructure (kindergartens, schools, shops) also adds to the benefits of living outside the capital.

However, living in the suburbs also has its disadvantages. The main disadvantage is the need to spend more time and money on traveling to the capital. Also, if the development is not yet complete, there may be temporary inconveniences due to a lack of necessary infrastructure facilities.

The best locations to live near Kyiv


The most popular and comfortable suburbs of Kyiv include:

1. Brovary. The largest suburb of Kyiv, which is characterized by good infrastructure and fast transport links to the capital. Brovary is located just six kilometers from Kyiv.

2. Irpin. A city with picturesque natural areas and good infrastructure. Located at a distance of 15 km from the capital.

3. Vyshneve. A town with a developed social infrastructure and convenient location. It is located right behind the Ring Road, so you can get to the capital in 15 minutes (provided there are no traffic jams).

4. Vyshhorod. A small town with clean air and natural areas near the Desna and Dnipro rivers. It is located 8 km from Kyiv.

5. Sofiyivska Borshchahivka is a small town with a developed infrastructure, a large number of social facilities, shopping centers and other institutions. It is located just behind the Okruzhnaya Road, near the capital.

Housing in the suburbs of Kyiv is a good alternative for those who want to save money and have better living conditions. However, when choosing, it is important to consider not only the price, but also infrastructure, transportation and other factors that will affect the comfort of life.
