Can a tenant insure an apartment and what is required for this

When renting an apartment, we often worry about the safety of other people's property and our peace of mind. But can you insure your rental property and ensure unforeseen circumstances won't ruin your budget? Find out more about how a tenant can take out insurance, and what is required
Real estate insurance in Ukraine is usually considered the prerogative of apartment owners, as they are directly responsible for damage to their property. However, the situation in real life is much more complicated: tenants use the property daily, so they bear many risks for the safety of the landlord's property.
Even with the most careful attitude, damage to walls, accidental flooding of neighbors, or a broken door can happen. This is especially true during wartime, when rocket attacks may damage the property. As a result, the tenant may be left with not only moral trauma but also additional, sometimes considerable, expenses.
This is where insurance comes in: it can protect both parties - both the tenant and the owner. Today in Ukraine, it is quite possible to protect yourself from unpleasant financial consequences. It's time to find out how a tenant can legally take out home insurance, what to look for, and why express real estate insurance from Visit Ukraine can be the best choice.
Earlier we told you that Ukrainians spend up to 83% of their salary on renting an apartment.
Does a tenant have the right to insure a rented apartment?
Damage to rented housing often leads to conflicts between the tenant and the owner. A faulty washing machine, a sudden pipe burst, neighborhood flooding, or a fire caused by a short circuit - all of these events can cause great damage and require significant compensation. In addition to material costs, there is a risk of damaging relations with the owner or even terminating the lease.
By insuring the property, the tenant is assured that in a critical situation, he or she will not be left alone with financial problems. The insurance company will cover or compensate for losses, which will avoid conflicts and save time and nerves.
In Ukraine, the law does not prohibit a tenant from taking out an insurance policy for rented housing. Of course, ownership remains with the landlord, but the tenant has a legitimate interest (the so-called “property interest”) in ensuring that the housing and property they use remains safe.
The conditions and procedure for registration depend on the policy of the insurance company. Visit Ukraine offers convenient and fast solutions for express real estate insurance, where you can insure your rental apartment without lengthy bureaucratic procedures.
In many cases, it is enough for insurers that the person who wants to insure the apartment has legal grounds to stay in it (for example, a lease agreement). The official consent of the owner may be an additional guarantee for the insurance company, but most often the lease agreement is the legal prerequisite.

What risks can be insured?
Express apartment insurance
On Visit Ukraine, you can quickly and conveniently take out Express apartment insurance, which provides reliable protection for real estate even in the absence of the owners. The policy covers compensation for damage caused by:
1. Structural elements of the apartment (windows, balconies, loggias);
2. Engineering communications;
3. Interior decoration of the premises;
4. Furniture and household appliances;
5. Interior items.
The protection covers losses caused by natural phenomena (hurricane, lightning), household incidents (flooding, fire, smoke) and illegal actions of third parties (theft, property damage).
Civil liability coverage is provided separately. If the property of neighbors is damaged as a result of the owner's accidental actions (fire, gas explosion, flooding), the insurance company will compensate for the damage.
Express apartment insurance + war risks
On the Visit Ukraine portal, you can take out extended apartment insurance that additionally covers war risks.
The policy provides compensation for losses caused by damage:

2. Engineering communications;
3. Interior decoration;
4. Furniture and household appliances;
5. Interior items.
Insured events are:
- Natural disasters (storm, lightning, etc.);
- Domestic incidents (fire, gas explosion, flooding);
- Unlawful acts (theft, robbery, vandalism);
- Military risks (falling missiles, explosions of mines and ammunition, damage to UAVs).
The policy also covers compensation to neighbors in the event of accidental damage to their property (for example, due to flooding or fire).
In the previous material, we provided detailed instructions on how to receive compensation for the insured damaged property.
What are the insurance limitations?
Before taking out an insurance policy, you should consider the basic requirements for real estate:
1. Requirements for housing - the apartment must be put into operation, all repair and restoration work completed;
2. The condition of the real estate - objects pledged by a bank or other financial institutions are not subject to insurance;
3. Geography of coverage - insurance is available for housing in all regions of Ukraine, except for the territories of active hostilities and temporarily occupied regions: Donetsk, Luhansk, Zaporizhzhia, Kherson, Mykolaiv, Dnipro, Kharkiv, Sumy, Chernihiv (except for Chernihiv, Nizhyn and Pryluky districts) and the Autonomous Republic of Crimea.
Property that is not subject to insurance includes cash, jewelry, documents, books, toys, paintings and other works of art.
Compliance with these conditions will help you quickly take out an insurance policy and get reliable home protection.
