Residential real estate prices in Ukraine and Poland differ significantly, especially when comparing similar properties in different cities and districts. LUN's analysis shows that the difference can reach 235%. Let's take a closer look at how apartment prices fluctuate in different cities of both countries.

How do real estate prices differ in Ukraine and Poland?


Kyiv remains the leader in terms of housing costs among Ukrainian cities. Therefore, let's first compare the prices of apartments in the Ukrainian capital and major Polish cities.


Kyiv vs. Poznan, Krakow, Warsaw, Wroclaw, and Gdansk: prestigious districts


The price of a one-room apartment in a prestigious district of Kyiv, particularly in Pechersk, is on average $129 thousand. This is 10.3% more than in the Polish city of Poznan, where the average cost of such housing is $117 thousand.

However, other Polish cities, such as Gdansk and Wroclaw, are already outperforming Kyiv in terms of housing prices in prestigious areas. Here, one-bedroom apartments cost about $133 thousand, which is 3% more than in Kyiv.

Compared to other large Polish cities, such as Krakow and Warsaw, the difference in housing prices is even more noticeable. In Krakow, the cost of a one-room apartment in a prestigious neighborhood is about $144 thousand, which is 10.4% more than in Kyiv. Warsaw, which is the most developed economic center of Poland, shows even higher prices - $166 thousand for a one-bedroom apartment in a prestigious area, which is 22.3% higher than the same price in Kyiv.

Difference in housing prices in modest neighborhoods


The situation changes dramatically when it comes to modest neighborhoods. In Kyiv, the average cost of a one-bedroom apartment in such a neighborhood is only $40 thousand. This is 1.8-2.4 times less than in Polish cities. For example, in Poznan, the price of housing in a modest neighborhood is $72 thousand, in Wroclaw - $78 thousand, and in Krakow and Gdansk - $83 thousand. Warsaw again shows the highest prices - $94 thousand for a one-bedroom apartment in a modest neighborhood.

Odesa and Lviv: analysis of apartment prices in relation to Poland


The average cost of a one-room apartment in a prestigious area of Odesa is even more different from real estate prices in Poland and amounts to only 55 thousand dollars, which is 2-3 times less than in most Polish cities. In a modest district of Odesa, the price is even lower - 28 thousand dollars, which is 2.6-3.4 times less than in Polish cities.

Lviv, which is the cultural center of Western Ukraine, shows a less pronounced difference between housing prices in prestigious and modest districts. In the prestigious districts of Lviv, the price of a one-bedroom apartment is 80 thousand dollars, and in the modest districts it is 70 thousand. This is 1.5-2.1 times less than in Polish cities. However, the average price of housing in Lviv in modest neighborhoods is 2.8% lower than in Poznan, 10.3% lower than in Wroclaw, and 25.5% lower than in Warsaw.

Why is there such a difference in prices?


The cost of real estate depends on many factors, among which the key ones are the economic development of the city, the level of income of the population, investment attractiveness and the overall stability of the country. While Poland continues to be a stable and developed real estate market, Ukraine is experiencing difficult economic and political conditions that affect housing prices. This is especially noticeable in regions that are not the capital or centers of economic development.

However, other factors should also be taken into account. For example, the implementation of programs for displaced persons, the level of mortgage lending, and the general demand for housing among the population. For example, the large number of refugees from Ukraine currently living in Polish cities is leading to an increased demand for housing and a greater shortage in the market.
