Turkey is tightening the rules for renting housing for tourists: how to find an apartment?

Tourists in Turkey will now be able to rent a house or apartment only with the appropriate permission from the country's authorities. Find out more about when the rules come into force and what punishment awaits violators

Turkey is one of the most popular destinations among Ukrainian and European tourists. Every year, millions of travellers visit Turkish cities, some of them live in hotels, and some of them rent accommodation on their own. However, from now on the authorities of the country change the rules of renting flats and houses for those wishing to holiday. We tell you how it will work and what threatens violators.


According to turizmgazetesi, now short-term rentals can only be made through group A travel agencies. 


Already from 1 January, those who rent out property to tourists will have to apply to the Ministry of Tourism for a permit within a month. The application can be approved within three months.


Homeowners whose applications are not approved will not be able to rent out flats and houses, but the rights of users of these premises will remain until the end of the contract.


Each house approved for rent will have a plaque, the quality of which will be determined by the Ministry of Culture and Tourism. It will be displayed at the entrance to the rented house. The document and plaque will be purchased for a fee determined by the Ministry. In addition, homeowners wishing to rent out their houses will have to get the approval of all their neighbours. 


Why did the Turkish authorities go for this?


The main purpose of the innovation is to fight illegal renting out of homes. Since, according to the Ministry of Culture and Tourism, the number of such unregistered objects that are rented out reaches 80 thousand.


Illegal rental earnings are mostly made in Mugla, Antalya and Denizli. In addition, recently Turkish flats have been massively bought by russians.

What awaits violators?


Homeowners who rent out their homes without a permit will be subject to an administrative fine of 100 thousand liras (3000 euros) for each rented house, and after obtaining a permit they will be given 15 days to operate. 


After this period, those who continue to rent out homes for tourist purposes without obtaining a permit will be subject to an administrative fine of 500 thousand liras (15,000 euros) and will be given another 15 days to obtain a permit.
