Despite the war and economic instability, Ukrainians continue to plan to buy real estate. In 2026, more than half of citizens are considering purchasing their own home, but affordability remains the main criterion for their choice. This is evidenced by the results of a study by the Ukrainian real estate marketplace Dim.ria.
The analysis shows that the real estate market in Ukraine is increasingly focused on practicality, safety, and affordability. Interest in single-family homes, which offer autonomy in challenging conditions, has grown significantly.
How many Ukrainians plan to buy real estate in 2026?
According to the survey results, 51.1% of Ukrainians plan to purchase a home as early as 2026. At the same time, a significant portion of the population still does not own real estate.
Nearly 40% of respondents rent housing, and another 7.6% live in temporary accommodations. In addition, after February 24, 2022, 33.7% of those surveyed were forced to change their place of residence.
Despite the difficult situation, most Ukrainians continue to live in their hometowns and are gradually adapting to the new market realities.
Why Ukrainians are increasingly choosing private homes
One of the main trends of 2026 has been the growing demand for private homes. 34.7% of respondents are considering purchasing such properties. The reason is not only comfort but also issues of safety and self-sufficiency. Owning a home allows for better control over critical essentials: electricity, heating, access to water, and backup energy sources.
After several years of living amid constant risks, Ukrainians are increasingly focusing on the opportunity to be less dependent on centralized infrastructure.
Against this backdrop, interest in protecting one’s property is also growing. That is why many Ukrainians are additionally taking out express property insurance through Visit Ukraine, which allows them to quickly protect their apartment or house against unforeseen situations.

The secondary market remains one of the most popular
Another 25.9% of Ukrainians in 2026 are focusing on the secondary housing market. The main reason for this choice is the ability to move in quickly. Buyers do not want to wait for construction or renovations to be completed in new buildings, especially given the unstable economic situation.
In addition, secondary housing is often cheaper and allows buyers to immediately assess the actual condition of the home, the neighborhood’s infrastructure, and the level of security.

What is the budget Ukrainians have for buying a home?
The study shows that Ukrainians’ financial capabilities have changed significantly.
For 33.9% of respondents, the budget for purchasing real estate in 2026 has decreased. Another 36.8% noted that their financial capacity has not changed, while only 29.4% reported an increase in their budget.
The most common budget for purchasing a home is between $30,000 and $60,000. This is the amount 43.1% of respondents are willing to spend. Another 33.3% of Ukrainians are considering properties priced at up to $30,000.
Thus, over 76% of potential buyers are looking at homes priced up to $60,000.
What has the greatest influence on the decision to buy a home?
Ukrainians cite the following as the main factors when choosing a home:
● their own income level;
● property prices;
● the security situation;
● living conditions;
● the stability of the region.
In contrast, government support programs, particularly the “eOselya” program and mortgage programs, no longer have such a decisive influence on the decision to buy. Analysts note that Ukrainians have become significantly more pragmatic in their choice of real estate. Buyers first and foremost assess their own financial stability and the actual costs of maintaining a home.
