The demand for real estate purchases around the world is growing rapidly among Ukrainians. Find out in which countries our fellow citizens most often buy housing and how much apartments abroad cost on average

After the start of the full-scale war, the interest of Ukrainians in buying real estate abroad increased several times. This trend continues in 2024. Our fellow citizens are among the top five foreigners with the largest number of real estate purchase transactions in several countries at once. What kind of states are these? We tell.


Why do Ukrainians buy real estate abroad?


During the 2.5 years of the war, a large percentage of Ukrainians who left the country in connection with the full-scale invasion had already managed to socialize. Citizens learn the language of the host country, work, children attend educational institutions. 50% of refugees do not plan to return before the end of the war, and every fourth Ukrainian has made the final decision to stay abroad forever. That is why our fellow citizens increasingly buy real estate abroad, and if earlier they were more interested in the investment attractiveness of housing, now they mainly choose it for their own residence.

In which countries do Ukrainians most often buy real estate?


As of the beginning of 2024, housing in the following countries is in the greatest demand among Ukrainians:


Turkey


- Average price of apartments: $130,000 – $200,000.

In Turkey, Ukrainians mainly buy housing during pre-sales, when new houses have not yet been put into operation and the price of housing is lower. Such apartments are sold out in three months. The advantage is that many apartments in new buildings are sold with cosmetic repairs, furnished kitchens and renovated bathrooms. Requests for the purchase of luxury real estate are extremely rare.


Spain


- Average price of apartments: €150,000 – €250,000.

Ukrainians in Spain most often buy housing on the shores of the Mediterranean Sea or in agricultural regions of the country (Andalusia and Galicia), where prices are lower, and it is also possible to get a job in an agricultural enterprise.

Prices for two-room apartments in Barcelona start at $160,000. In a small town, such as Manresa, 50 kilometers from Barcelona, ​​you can find a two-room apartment for $65,000.


Indonesia (Island of Bali)


 - Average price of apartments: $200,000.

The world-famous island of Bali in Indonesia attracts attention with comfortable living conditions, as well as wide investment opportunities. Real estate in Bali is mainly represented by villas, hotels, aparthotels and houses or bungalows. The cheapest offer on the market is a bungalow or one-room apartment. The price starts from $80,000.

The most popular locations in Bali for buying real estate are Canggu, Ubud, Bukit, Umalas and Sanur. Prices in these locations are $140,000 - $190,000 for a one-room apartment with an area of ​​35 square meters.

The optimal amount to buy real estate in Bali in the tourist area of ​​Canggu is $200,000. With this budget, you can buy an apartment under construction within walking distance to the ocean and an area of ​​approximately 70 square meters.


Czech Republic


- Average price of apartments: $160,000.

Finding an apartment in the Czech Republic, especially in Prague, is not easy: the demand for real estate in this country generally exceeds the supply. A well-renovated two-room apartment in a residential area of ​​Prague costs $350,000, and a small one-room studio apartment in the central part of the capital costs $160,000.

Prices are lower in smaller cities in the Czech Republic. For example, in Ostrava, the third largest city in the Czech Republic with a population of about 300,000, a one-room apartment costs $58,000 to $72,000.

An important rule for buying real estate in this country is that the owner of the property can be either one person or several co-owners who are relatives. Strangers cannot purchase real estate in the Czech Republic as co-owners.


Cyprus


- Average price of apartments: €200,000.

In Cyprus, you can buy apartments in urban and rural areas, buy luxury real estate by the sea or a small private house in quiet suburban areas with attractive views.

Ukrainians are not only allowed to buy real estate in Cyprus, such an initiative is even encouraged at the state level. Having purchased real estate in Cyprus for the amount of 300,000 euros or more, you can obtain resident status, and later apply for citizenship.

However, there are restrictions - citizens of countries that are not part of the European Union can only buy residential real estate in Cyprus with an area not exceeding 4,014 m².

Ukrainians buy the largest number of apartments in the following cities: Nicosia, Limassol, Paphos and Larnaca. The most expensive housing is in the capital.


Poland


- Average price of apartments: $100,000.

Last year, foreigners bought 14,346 apartments in Poland, of which almost 8,000 were bought by Ukrainians. Analysts note that Ukrainian citizens mostly bought smaller apartments compared to other foreigners - the average size of an apartment that Ukrainians buy (no more than 54 square meters).

Ukrainians bought the most apartments in Warsaw (2.9 thousand), as well as in large cities: Kraków, Łódź, Poznań, Gdańsk and Szczecin.

Polish banks willingly provide housing loans to Ukrainians on the condition that three requirements are met: the presence of a PESEL, a residence card (residence permit for six months or a year), and official employment in Poland for 3-6 months, or conducting business in Poland for at least a year.


Slovakia


- Average price of apartments: from €120,000.

Slovakia can be considered the country with the most promising real estate market. The cost of a square meter in newly built housing is €6,000 - €7,000. One-room apartments in a high-rise building of 35-36 m² cost from €120,000. A 25 m² studio can be bought for €100,000 - €105,000. And two years ago, the prices were about a third lower.


In general, the procedure for buying real estate abroad has its own difficulties. In addition to the peculiarities of the local legislation of the chosen country, it is worth considering that the payment for the purchased housing is made exclusively in cashless form, and for this the Ukrainian must open a separate account in a foreign bank. In addition, most countries require the person to provide documents that would confirm the origin of the funds. Also, in connection with the restrictions currently introduced by the NBU, the procedure for buying real estate abroad becomes even more complicated. Therefore, before buying real estate, you should consult a lawyer.
