The LUN Analytical Center has published updated data on the cost of one-room apartments on the secondary market in Ukraine as of February 2026. The statistics show a significant difference between regions — both in terms of price levels and growth rates.
According to LUN, the real estate market has maintained a steady upward trend over the past year. Prices rose most dynamically in the western and central regions. Although Kyiv traditionally remains the most expensive city in terms of the cost of one-room apartments, some regional centers set records for the rate of price growth.
Where housing prices rose the most over the year
At the end of the year, the top five cities with the highest growth in the cost of one-room apartments on the secondary market are as follows:
● Rivne — the absolute leader: +$11,600;
● Kyiv — an increase of $10,200;
● Odesa — +$9,500;
● Uzhhorod — +$6,000;
● Vinnytsia — +$5,700.
Kyiv, despite its status as the most expensive market, also shows a significant increase in prices. This confirms the continued interest in the capital's real estate even in difficult economic conditions.
The most expensive cities in Ukraine in 2026
If we evaluate not the growth rates, but the actual average cost of one-bedroom apartments as of February 2026, the picture looks like this:
● Kyiv — $70,000;
● Lviv — $69,500;
● Uzhhorod — $66,000;
● Chernivtsi — $57,900;
● Rivne — $56,200.
There is a clear correlation between housing prices and geographical location and level of economic activity. Western regions, which are considered relatively safer and more attractive for business relocation, maintain high price positions.

The most affordable housing: east and south
In contrast, the lowest prices are found in cities in eastern and southern Ukraine. The average cost of one-bedroom apartments here is significantly lower:
● Zaporizhia — $15,500;
● Mykolaiv — $20,500;
● Kharkiv — $23,000;
● Sumy — $23,500.
The price gap between regions remains significant. It is influenced by the security situation, the level of business activity, and internal migration.
