The land market in Ukraine in 2026 demonstrates uneven price growth and supply reduction. Find out how much land costs for various purposes, which plots are increasing in price the fastest, and what trends are shaping the market
The land market in Ukraine in 2026 continues to transform under the influence of economic, security and investment factors. Despite the war and general instability, interest in land assets does not disappear - on the contrary, in some segments there is an active increase in value. At the same time, the supply is gradually decreasing, which further heats up the market.
According to Finance.ua analysts, the situation looks heterogeneous: different types of land demonstrate opposite trends - from rapid price increases to falling prices.
How is the value of agricultural land changing?
The agricultural land segment remains one of the most dynamic. This is especially true for large plots - investors are increasingly choosing land as a long-term asset.
The most noticeable growth was recorded for plots over 50 acres:
- 80 acres – +69% (up to $18.4 thousand)
- 70 acres – +58% (up to $16.4 thousand)
- 50 acres – +57% (up to $12.2 thousand)
- 40 acres – +22% (up to $13.2 thousand)
Smaller plots (10–30 acres) are becoming more expensive more restrained – within 10–16%. Such dynamics may indicate a shift in demand towards larger-scale agricultural projects.
At the same time, the number of offers on the market is decreasing. In most categories, the drop is up to 9%, which creates a deficit and supports prices.

Dynamics of prices for land for development
The segment of land for residential and public development demonstrates confident growth across almost the entire range of areas. This is explained by both internal migration and the gradual recovery of construction activity.
Large plots of land have risen in price the most:
- 90 acres – +60% (up to $40.7 thousand)
- 80 acres – +38% (up to $45.4 thousand)
- 1 hectare – +25% (up to $55.4 thousand)
Smaller formats (10–40 acres) have increased in price by 14–17% and remain popular among private developers.
Interestingly, as prices rise, supply also decreases. Most of all – in the 10 acres segment (-11%), which is traditionally the most popular format for private housing construction.
Trends in the cost of industrial land
Unlike the previous segments, land for industry and transport shows a more complex picture.
Some plots have become significantly cheaper:
- 60 acres – -36% (up to $73.8 thousand)
- 1 hectare – -30% (up to $70.8 thousand)
- 50 acres – -25% (up to $53.6 thousand)
- 5 acres – -11% (up to $35.4 thousand)
At the same time, some categories are growing: 80 acres – +35% (up to $166 thousand) and 10–20 acres – +18–19%.
Such diversity is explained by uneven business activity, logistical challenges and changes in industrial chains.
The Ukrainian land market is gradually moving from chaotic development to a more structured model. Investors are increasingly carefully assessing the risks, location and potential use of plots.
Key trends for 2026: rising cost of large plots, reduced supply in popular segments, instability in industrial real estate and increased interest in land as an investment asset.
In such conditions, it is important not only to profitably buy land, but also to correctly assess the risks associated with its use. Buying a land plot is only the first step. If you are planning to build a house or already have a home, it is important to take care of its financial security.
