The right to fully dispose of real estate—to sell it, bequeath it, or use it as collateral—arises only after official registration in the State Register of Property Rights. It is from this moment that the owner receives legal confirmation of their rights to the property.


Therefore, after purchasing an apartment, house, or other real estate, it is important not only to sign the contract but also to complete the state registration procedure. Novyny.live writes about how long this process takes and how it can be expedited.




How long does it take to register ownership rights?


The standard term for state registration of ownership rights to real estate is up to five working days. This is provided for in Article 19 of the Law of Ukraine “On State Registration of Real Rights to Real Estate and Their Encumbrances.”


The document states that state registration of rights is carried out within a period not exceeding five working days from the date of submission of the application.


In practice, the procedure sometimes takes less time. If the package of documents is prepared correctly and there are no additional checks, notaries can complete the registration faster. However, in most cases, it is worth focusing on the standard period — approximately one working week.


Is it possible to register real estate faster?


Ukrainian legislation provides for the possibility of expedited registration of ownership rights. If the transaction requires quick processing — for example, in the case of an urgent sale or complex commercial transactions — the applicant may use an expedited procedure. In this case, an increased administrative fee is paid, and the registrar considers the application out of turn.


Depending on the chosen mode, the terms may be as follows:

● 2 hours — an emergency procedure, which is usually used for complex commercial transactions or situations where all documents need to be processed “on the same day”;

● 1 working day — a popular option for those who want to complete registration immediately after signing the contract;

● 2 business days — a compromise option that is cheaper than the same-day procedure but still allows you to complete registration faster than in the general queue.


It is important to understand that even an expedited procedure does not eliminate legal checks. In any case, the registrar checks the documents, the history of the property, and the absence of encumbrances.


That is why when buying residential or commercial real estate, it is important to make sure that all documents are completed correctly. In complex cases, you may need the help of specialists. Where can you register ownership?


There are several ways to register property rights in Ukraine. Each of them has its own characteristics.


Notary


The most common option is to register through a private or state notary. In this case, the notary can submit the data to the State Register and carry out the registration immediately after signing the contract.


This is one of the most convenient options, as it allows you to complete the transaction and registration almost simultaneously.


Administrative Services Center (ASC)


The second option is to apply to the ASC. This is a reliable but sometimes longer route, as the procedure can be delayed due to queues or staff workload.


Dія portal


You can also submit your application online through the Dія portal. This is a convenient option for submitting documents yourself without visiting the institution.


However, it is important to remember that even if you submit your application online, it will still be processed by a state registrar. Therefore, the processing time remains the same as for the standard procedure.


Why is it important not to delay registration?


Without entering the information in the State Register, the new owner does not have full legal rights to dispose of the property. This means that without registration, it is impossible to:

● sell the property;

● transfer it by inheritance;

● use it as collateral for a loan;

● carry out other legal transactions with the property.


That is why, after concluding a purchase and sale agreement or other transaction, it is advisable to complete the registration of ownership as soon as possible.
