The end of an era: are investments in Dubai a thing of the past?


For a long time, Dubai and the neighbouring emirates were considered the benchmark for asset preservation. Billions of dollars flowed in, stimulating frenzied construction. However, recent geopolitical events in the Middle East have highlighted the region's main vulnerability: its dependence on the stability of its neighbours.


When conflict breaks out, the investment climate instantly cools. Capital is very sensitive to any risks, whether it be war or financial instability, according to the CEO of Anta Group.


"Any geopolitical risks automatically move capital, people look for safe havens for their money. As for the direction east of Dubai, I would not believe in this story after what happened. They will have to spend a long time restoring their potential and proving their status as a safe zone. Investors, on the contrary, are looking for locations that do not have unpredictable neighbours capable of pulling various stunts," Taranenko notes.


Today, investors are locking in profits in overheated regions and shifting their focus to markets that are not involved in global conflicts.

It is precisely these ’drivers" that shape the current investment map. For example:

▪️ Turkey (Antalya): Despite its specific geopolitical background, the country has a strong army. The main driver here is year-round sunshine, huge tourist traffic and high demand for rentals.


▪️ Australia and South Africa (Cape Town): Markets that are growing rapidly due to their geographical isolation from conflicts in Europe and Asia.


But if you are looking for the absolute leader in terms of the ‘low risk/high return’ ratio, Southeast Asia comes out on top.
