In 2026, house prices in Ukraine are proving to be something of a surprise: the western and north-eastern regions are leading the way in terms of price rises, whilst some regions are seeing a decline. The Ukrainian residential property market in 2026 is showing a mixed but clear upward trend. Despite economic challenges, the median price of one-bedroom flats is rising steadily in many regions. Data from the OLX analytics platform indicates a shift in demand patterns: the main drivers of price increases have been both traditional safety concerns and large-scale migration processes.


How much does a one-bedroom flat cost in Ukraine?


An analysis of price trends since the start of 2026 has revealed an unexpected pattern. The most dynamic price growth has been recorded at geographically opposite ends of the country. On the one hand, housing is becoming more expensive in the relatively safe western regions, which continue to attract people and businesses. On the other hand, the north-eastern frontline regions are showing a similarly high rate of price increases, where local demand from internally displaced persons has become a key factor.


The Ternopil region topped the national ranking for price growth. The median cost of a one-bedroom flat there rose by 10% in dollar terms, reaching $51,500. The Zakarpattia region showed slightly lower but still high growth. Prices for flats there rose by 7%, recording one of the highest median figures in the country — $71,300.


In which regions of Ukraine are property prices rising the fastest?


Apart from the western leaders, active price increases have been recorded in the Kharkiv and Sumy regions. In these regions, the cost of one-bedroom flats increased by 6%, reaching $25,100 and $20,800 respectively. Experts attribute this phenomenon to the influx of people from active combat zones and rural areas into major regional centres, where access to basic infrastructure and jobs remains available.


Lagging slightly behind in terms of growth rates, but still showing steady growth, are the Vinnytsia and Khmelnytskyi regions. In these central regions, property prices have risen by 5%. The median price of flats here has risen to $52,100 in the Vinnytsia region and to $40,100 in the Khmelnytskyi region.

Buying a flat in Ukraine: where has moderate price growth been recorded?


Most of Ukraine’s regions have entered a zone of moderate price correction, where the cost per square metre has changed by between 1% and 4%. In particular, prices rose by 4% in the Dnipropetrovsk region (to $25,700) and in the Ivano-Frankivsk region (to $49,400).


A 3% increase was recorded in several strategically important regions: in Lviv region, the average price of a one-bedroom flat was $66,600; in Kyiv region, $49,700; in Poltava region, $36,900; and in Mykolaiv region, $19,200.


The smallest increase, within 2%, was recorded in the Odesa region ($46,200), Zhytomyr region ($45,200), Kirovohrad region ($25,800) and Zaporizhzhia region ($15,100). Housing prices rose by a symbolic 1% in the Volyn and Chernivtsi regions, reaching $49,800 and $57,400 respectively. This trend indicates a relative stabilisation of local markets.


Where in Ukraine has housing become cheaper?


Despite the general trend towards price increases, analysts noted a decline in median prices in four Ukrainian regions. The most significant drop in prices occurred in the Rivne region — the cost of flats there fell by 4%, dropping to $55,000.


Housing prices fell by 2% in the Chernihiv and Kherson regions, reaching $32,100 and $14,500 respectively. In the Cherkasy region, the decline was minimal, limited to 1%, bringing the price down to $41,900. The negative trend in these regions is largely linked to a decline in the purchasing power of the local population.


What is happening to flat prices in Kyiv and the region


The housing market in the capital has undergone a transformation in recent years that has surpassed anything seen in the previous decade in terms of scale. Contrary to initial forecasts for 2022, the full-scale war did not destroy the capital’s property sector, but rather profoundly reshaped it. In Kyiv, the sources of demand, the structure of current supply and the underlying logic of pricing have completely changed.
