In 2026, the residential real estate market in Europe continues to show significant differences in the cost of apartments and houses depending on the country and level of economic development. The most expensive city to buy a home has become the capital of Luxembourg, while the most affordable apartments can be found in Skopje—the capital of North Macedonia. This is evidenced by a study by the analytical company Rational FX.
In which European capitals is it most expensive to buy a home?
According to the study, in 2026, Luxembourg became the most expensive European capital for buying a home. The average cost of real estate there exceeds 961,000 euros, and the price per square meter is over 11,000 euros. In addition to high prices for buying apartments, Luxembourg also has some of the highest rental rates in Europe.
Analysts attribute this situation to several factors:
● limited housing supply;
● a shortage of available land for new construction;
● a steady influx of foreign workers.
At the same time, the country also has one of the highest income levels in Europe. The average annual salary in Luxembourg is nearly 83,000 euros, making the country one of the world leaders in terms of wages.
Copenhagen and Bern also made it into the top three most expensive European capitals in terms of housing prices.

Top 10 Most Expensive European Capitals for Buying a Home
According to Rational FX, the ranking of capitals with the highest residential real estate prices in 2026 looks like this:
● Luxembourg — average housing cost €961,333
● Copenhagen — €916,333
● Bern — €852,976
● London — €794,333
● Paris — €727,000
● Reykjavík — €615,667
● Lisbon — €576,667
● Berlin — €569,333
● Amsterdam — €546,667
● Vienna — €538,000
As the ranking shows, the list is dominated by capitals of Western and Northern Europe—regions with high levels of economic development, stable demand for housing, and a significant presence of international companies.
Which European capitals have the cheapest housing?
At the other end of the ranking are cities in the Balkan region. Skopje, the capital of North Macedonia, became the most affordable European capital for buying a home in 2026. The average cost of an apartment there is around 65,000 euros.
The top three capitals with the lowest real estate prices also include Sarajevo — approximately €132,000 — and Bucharest —around €135,500.
Experts attribute the lower prices to several factors:
● lower household incomes;
● slower economic development;
● low foreign demand for real estate.
