According to data from the “LUN” portal, Ukrainians are increasingly turning away from the traditional square footage in high-rises, preferring their own plots of land and houses. This trend is not only changing sales statistics but also forcing developers to completely rethink their approaches to construction.

New life challenges have become the main factors driving changes in buyer preferences. Today, the desire for maximum autonomy and independence from centralized utility infrastructure is coming to the forefront. Organizing backup power, heating, and water supply in the private sector is much simpler and more efficient. In addition, detached housing provides a greater sense of security, personal space, and control over one’s own life, making a house not just square footage, but a reliable refuge.

Real estate market statistics: the share of single-family homes in Ukraine
Figures from industry platforms clearly confirm the emergence of a sustained trend. By the end of 2025, 37,100 single-family homes were commissioned in Ukraine. Across the entire new housing market, this represents a significant 31.5%. For comparison, in 2024 this figure stood at 35,700 homes, accounting for approximately 30% of the market. The private sector’s share demonstrates stable and steady growth, proving that widespread interest in single-family homes is a long-term trend.
The capital region traditionally sets the tone for the entire market. Analysts emphasize that currently, in Kyiv and its immediate suburbs with developed infrastructure alone, approximately 15,000 homes are listed for sale. It is important to note that the very nature of the offerings has changed dramatically. The market is gradually moving away from the concept of remote rural cottages or exclusively gated elite estates. These have been replaced by a more mass-market, well-thought-out, and practical format. Today, a modern suburban home is viewed as a fully-fledged alternative to a city apartment, offering comparable access to modern amenities.
The market structure is also transforming under the pressure of demand. The growth of the single-family housing segment is now driven not only by the efforts of private individuals. Large developers, who previously specialized exclusively in large-scale multi-unit residential complexes, are actively entering this niche. They are now shifting en masse to the construction of modern cottage communities and townhouses. Developers are responding flexibly to changes in Ukrainians’ preferences, offering a compromise between suburban tranquility and familiar urban amenities.
