The rental housing market in Ukraine continues to change under the influence of economic and security factors. The situation remains uneven across different regions of the country: in some areas, the number of offers is growing, while in others, there is a decrease.


The highest rental prices remain in the capital, while in some frontline or less populated regions, rental costs remain significantly lower. This is evidenced by data from a study by the DIM.RIA platform.


How has the number of rental listings changed?


According to the study, in February, the largest number of new rental listings appeared in the Chernihiv region, with an 86% increase. In contrast, the largest decline in supply was recorded in the Poltava region, where the number of listings decreased by 16%.


Overall, the situation on the rental market in Ukraine remains relatively stable: in most regions, fluctuations in the number of offers are within a few percent.


How much does it cost to rent a one-room apartment in Ukraine?


In February, Kyiv again became the most expensive city for renting housing. The average cost of renting a one-room apartment in the capital is UAH 23,000 per month, which is 2% more than in January. The lowest prices were recorded in the Kharkiv region, where renting a one-room apartment costs an average of UAH 4,900 per month.

How have rents for one-bedroom apartments changed over the year?


The research data shows significant differences in rental costs between different regions of Ukraine. The average prices for renting a one-bedroom apartment are as follows:


● Kyiv — UAH 23,000 (+15%);

● Zakarpattia region — UAH 20,500 (+11%);

● Lviv region — UAH 16,500 (no change);

● Ivano-Frankivsk region — UAH 16,400 (+14%);

● Cherkasy region — UAH 16,000 (+14%);

● Volyn region — 15,000 UAH (no change);

● Vinnytsia region — 14,350 UAH (+20%);

● Dnipropetrovsk region — 14,000 UAH (+17%);

● Kyiv region — 14,000 UAH (+17%);

● Khmelnytskyi region — 12,500 UAH (+25%);

● Rivne region — 12,000 UAH (no change);

● Poltava region — 11,500 UAH (+15%);

● Odesa region — 11,000 UAH (+38%);

● Zhytomyr region — 10,500 UAH (-13%);

● Ternopil region — 10,250 UAH (no change);

● Chernivtsi region — 10,250 UAH (-7%);

● Kirovohrad region — 8,500 UAH (-13%);

● Sumy region — 8,000 UAH (+33%);

● Zaporizhzhia region — 6,000 UAH (no change);

● Mykolaiv region — 6,000 UAH (+20%);

● Chernihiv region — 5,000 UAH (no change);

● Kharkiv region — 4,900 UAH (+23%).


As can be seen from the data, the highest increase in prices over the year was recorded in the Odesa region (+38%), while in several regions prices remained stable or even decreased.


How much does it cost to rent an apartment in different areas of Kyiv?


If we look at the capital in more detail, rental prices vary significantly depending on the district. The most expensive district in Kyiv remains Pechersky, where the average rent for a one-room apartment is 23,500 UAH per month. On the other hand, the most affordable housing can be found in the Desnyansky district, where the average rent is around 9,000 UAH.


These differences can be explained by the location of the districts, the level of infrastructure, transport accessibility, and demand for housing.


Demand for rental housing is growing


In February, tenant activity increased in all regions of Ukraine. The largest increase in demand was recorded in: Kirovohrad region — +48%, Chernihiv region — +43%, and Zaporizhzhia region — +30%.


At the same time, in some regions there is a significant imbalance between the number of offers and the number of people looking for housing. The largest gap was recorded in the Zaporizhzhia region, where there are an average of 26 potential tenants per listing.
