Housing rental costs in Ukraine continue to have a significant impact on citizens’ financial situation. In some cities, housing expenses can reach critical levels—up to 90% of income. This is evidenced by a joint study conducted by the real estate marketplace Dim.Ria and the job search site robota.ua.


Analysts compared average salaries for job openings as of March 2026 with the average cost of renting one-bedroom apartments in various cities.


Where in Ukraine is housing rent the most expensive?


The highest prices are traditionally found in large cities and in the western part of the country. Kyiv remains the leader in terms of cost—the average rent for a one-bedroom apartment here is 23,000 UAH per month.


Other cities with high prices include:

● Uzhhorod — 20,500 UAH;

● Lviv — 16,500 UAH;

● Ivano-Frankivsk — 16,400 UAH;

● Cherkasy — 16,000 UAH.


The high cost of rent in these cities is linked to demand, the security situation, and internal migration.


Where is housing the cheapest?


The lowest rental prices are recorded in frontline regions:

● Kharkiv — 4,900 UAH;

● Chernihiv — 5,000 UAH;

● Zaporizhzhia — 6,000 UAH;

● Mykolaiv — 6,000 UAH.


Despite significantly lower costs, these regions face other risks that influence demand and shape the market.

How much of their salary do Ukrainians spend on rent?


The study showed that not only the price of housing is key, but also the ratio of rent to income. For example:

● In Kyiv, a driver earning 45,000 UAH spends 51% of their income on rent;

● In Kharkiv, with a salary of 37,500 UAH — only 13%;

● in Odesa — 29%;

● in Dnipro — 37%;

● in Lviv — 44%.


The situation is similar among sales managers: Kyiv — 57% of income, Kharkiv — 14%, Odesa — 31%, Dnipro — 40%, Lviv — 47%.


In which cities is rent most affordable?


The best ratio of housing costs to income is found in cities closer to the combat zone:

● Kharkiv — 19% of income;

● Chernihiv — 22%;

● Zaporizhzhia — 27%;

● Mykolaiv — 27%;

● Sumy — 36%.


The worst situation is in Uzhhorod, where rent can reach 92% of average income. Rent is also high in Kyiv — 72%, Lviv — 64%, Dnipro — 54%, and Odesa — 42%. In fact, in these cities, housing has become the main expense for most renters.
