House Rental in Kyiv and Kyiv Region 2026: Current Prices and Market Trends
The private house rental market in the Kyiv region has stabilized after active growth. Find out how much it costs to rent a house in Kyiv and the region in 2026, how prices have changed in recent years, and what affects the cost of renting suburban real estate
The rental market for private houses in the capital region has gradually cooled down after a long price peak. According to the LUN analytical platform for May 2026, median prices in both Kyiv and the Kyiv region have decreased relative to winter highs and reached a stable plateau. What is behind this stabilization and what costs a potential tenant can expect - we will analyze in detail.
Renting houses in Kyiv: prices and dynamics
As of May 2026, the median cost of renting an entire private house in Kyiv is $2,000 per month. For context: in September 2023, this figure was at $1,500, and at the beginning of 2026 the market reached its peak - over $2,300 per month.
However, the last few months demonstrate price staticity: the change in the average cost for a year, for half a year and for the last month is fixed at 0%. The market has “taken a breather” and is currently not showing any significant growth or noticeable decline.
The median area of houses for rent within the city remains stable – 220 m². Based on this, the average cost per square meter was fixed at $9.34/m². Compared to the fall of 2023 ($7.12/m²), this is a noticeable increase, but the price has not yet reached the peak indicator of early 2026 ($10/m²).

Kyiv region: a similar picture, but with its own nuances
In the suburbs and Kyiv region, the situation is generally developing according to a similar scenario, but with regional specifics. The median price of renting a house in the Kyiv region is currently $1,800 per month – also lower than the winter peak, when prices were approaching $2,200.
The area of rented houses in the region is slightly smaller than in the capital – an average of 190 m². At the same time, the cost of a square meter demonstrates a clear upward trend in the long term: if in September 2023 it started at $6.05/m², today it reaches $8.57/m² – the region is gradually closing the gap with the capital in terms of price dynamics.
Why has the market stabilized?
The cooling of the price trend at the beginning of 2026 is associated with several factors.
- Firstly, the rental market in the Kyiv region is somewhat saturated: demand, which increased sharply due to internal displacement, has gradually adapted to new realities.
- Secondly, some tenants have reoriented to long-term rental of apartments or purchase of real estate.
- Thirdly, the growth of supply in the suburbs - in particular in new cottage towns - additionally restrains prices from further take-off.
At the same time, a significant decrease in cost should not be expected: demand for suburban housing remains consistently high, and quality properties in good locations are rented quickly.
