Where to Buy an Apartment Priced Up to $60,000: Options in Ukraine's Major Cities
A budget of up to $60,000 is the main requirement for homebuyers in Ukraine. However, the situation varies by region. While in some cities you’ll only be able to buy a cramped one-bedroom apartment, in others the selection is much wider. Find out where to find spacious three-bedroom apartments for the price of a small apartment in the capital
Today, a budget ranging from 30 to 60 thousand dollars best reflects the actual financial capabilities of Ukrainians. According to Finance.ua, based on data from DIM.RIA analysts, this is the sector where the bulk of demand in the real estate market is currently concentrated. However, finding a suitable living space for this amount of money is far from possible in every regional center. Available properties vary dramatically depending on the region.
What kind of apartment can you buy for 60 thousand in Kyiv and Lviv?
The capital and key western cities remain the most expensive places to live. As noted by Vitaliy Poberesky, Head of Product Development at DIM.RIA, housing priced up to 60 thousand dollars is in serious short supply in Kyiv and Lviv. In these cities, the most popular price segment accounts for only about 10% of the total number of listings on the market.
Buyers with this budget face intense competition and a fairly limited selection of living space. In Kyiv, 67% of apartments in this price segment are standard one-room apartments. In Lviv, the situation is even more acute: there, the share of one-bedroom apartments in this price range reaches 87%. Experts advise Ukrainians looking for a two-bedroom apartment or simply a more spacious property in these cities to either be prepared to increase their budget or consider options in the suburbs.

Where to Buy an Affordable Apartment in Ukraine: Odesa, Dnipro, and Kharkiv
The picture is quite different in the country’s other major cities. Thanks to lower overall price levels, buyers in Odesa, Dnipro, and Kharkiv have much more flexibility with a budget ranging from $30,000 to $60,000.
In these regions, the selection isn’t limited exclusively to small-sized housing. In Odesa, more than half of the listings (57%) are still one-bedroom apartments, but a solid 27% of the market consists of full-fledged two-bedroom options.
The most favorable situation for families on a limited budget is in Dnipro and Kharkiv. Here, one-room apartments account for only about a quarter of all affordable properties available. “Two-bedroom” apartments firmly hold the lion’s share of the market—35% in Dnipro and 40% in Kharkiv. Moreover, roughly one in four listings in these cities priced at up to $60,000 is a spacious three-bedroom apartment, making them the most attractive options for investing in comfortable family housing.
By the way, after purchasing a home, it’s important to ensure it’s protected. Ukrainians can take out express property insurance online via Visit Ukraine in just a few minutes, which allows them to protect their apartment or house from unforeseen risks without a lengthy paperwork process.
Reminder! The “eOselya” government program allows military personnel and veterans to purchase their own homes on preferential terms. Find out who is eligible for a mortgage at 3% or 7%, what types of housing are available for purchase, and how to apply through the “Diya” app.
