Prices for new buildings are growing in all segments - from comfort class to premium - and demand consistently exceeds supply. Prices for new buildings in Lviv in June 2026
According to the real estate portal LUN, the primary market of Lviv has been showing steady growth for the third year in a row. As of June 2026, prices look like this:
- Comfort class - the average cost per square meter is 57,500 UAH ($1,280), which is 18% more compared to last year.
- Business class – a square meter costs an average of 68,300 UAH ($1,520), the annual growth of the segment was 16%.
- Premium class – the highest price segment has already reached $2,490 per square meter.
The general trend is clear: over the past six months alone, the cost of apartments in dollar terms has increased by 8–9%. The market does not give reason to expect a decrease in the near future.

Prices for apartments in new buildings in Lviv by district
The cost of a square meter in Lviv differs significantly depending on the district. Below is the current picture of the primary market by district of the city.
- Halytskyi district is the most expensive in Lviv. The median starting price per square meter here is 121,000 UAH ($2,690). This is the city center, high tourist attractiveness and maximum liquidity for investors.
- Lychakivskyi district - second place in terms of cost. Developers offer housing at a median price of 75,700 UAH ($1,690) per square meter. A popular area with developed infrastructure and green areas.
- Frankivskyi district - the median price per square meter is 72,300 UAH ($1,610). Popular among families with children due to schools, kindergartens and convenient transport connections.

- Zaliznychnyi district - the median starting price is 63,100 UAH ($1,410) per square meter. Active development, good transport accessibility, demand among displaced persons.

- Shevchenkivskyi district is the most affordable option on the primary market. A square meter from developers costs an average of 61,000 UAH ($1,360). Suitable for those looking for the best price-quality ratio.
Why prices for new buildings in Lviv continue to grow
The increase in prices on the primary market of Lviv is not a short-term anomaly, but the result of several structural factors acting simultaneously.
Mass influx of displaced persons. Since the beginning of the full-scale invasion, Lviv has received hundreds of thousands of people from the East and Center of Ukraine. A significant part of them decided to stay in the city forever - and are gradually moving from renting to buying their own housing. This forms a stable, solvent demand.

Limited number of new projects. Despite active development, the number of new residential complexes entering the market is not keeping up with demand. The shortage of land plots in central areas, difficulties with permits, and the general caution of developers are holding back supply.
Inflation and rising construction costs. The cost of building materials, labor, and logistics has increased significantly in recent years. These costs are directly reflected in the price per square meter for the end buyer.

In parallel with the growth of the primary market, the secondary market in Lviv is also becoming more expensive. One-room apartments on the secondary market already cost an average of $71,700 (+4%), two-room ones - $100,000 (+4%), three-room ones - $129,800 (+6% in half a year).

First, check the reliability of the developer: the availability of permits, the number of completed objects and the reputation in the market.
Secondly, evaluate not only the price per square meter, but also the state of the infrastructure in the area - schools, kindergartens, transport links, shops.
