The real estate market in Ukraine continues to see rising prices even amid the war. In April 2026, prices for both new construction and housing per square meter increased across most regions of the country. Kyiv remains the most expensive city, while the highest rates of price growth were recorded in the western and central regions.


This is evidenced by data from an analytical report by the verified real estate marketplace Dim.ria.


How did the new-construction market change in April 2026?


According to the study, as of the end of April, 84% of new-construction sales departments in Ukraine remain operational. During April, 16 new buildings comprising a total of 30 sections were commissioned. The largest number of new sections were completed in:

● Lviv Oblast — 9;

● Ivano-Frankivsk — 7;

● Odesa — 4;

● Dnipropetrovsk — 3;

● Kyiv — 2.


One additional section was commissioned in Kyiv, as well as in the Ternopil, Rivne, Volyn, and Zakarpattia regions.


Where did the price per square meter increase the most?


In April, the cost per square meter in new buildings rose across nearly all of Ukraine. The largest monthly increase was recorded in Ivano-Frankivsk Oblast—a jump of 11%. The average price there reached $1,063 per square meter. Significant growth was also seen in:

● Khmelnytskyi Oblast — +5.6%;

● Chernihiv region — +5.6%;

● Kyiv — +3.2%.


In the capital, the average price per square meter is now $1,438. Meanwhile, in the Kyiv region, prices fell slightly—by 1.4%—to $893 per square meter.

In which regions has housing become cheaper?


Despite the general trend toward rising prices, some regions have seen a decline in housing costs. The largest drop in prices in April was recorded in the Kharkiv region—a 6.3% decrease over the month. Negative trends were also observed in:

● Kirovohrad region—-2.8%;

● Zakarpattia—-0.7%;

● Mykolaiv—-0.4%;

● Dnipropetrovsk region — -0.2%.


Analysts note that regional fluctuations depend on the security situation, demand, and developer activity.

How have prices changed over the year?


When comparing April 2026 to the same period in 2025, the market shows a clear upward trend. The highest annual growth rates were recorded in:

● Zhytomyr Oblast — +29%;

● Ivano-Frankivsk Oblast — +23%;

● Ternopil Oblast — +19%;

● Vinnytsia Oblast — +18%.


In Kyiv, the price per square meter rose by 5% over the year, and in Lviv Oblast — by 12%.


Despite this, housing prices still fell year-over-year in three regions:

● Mykolaiv Oblast — -4%;

● Kharkiv Oblast — -2%;

● Poltava Oblast — -0.2%.


Where is housing the most expensive in Ukraine?


Kyiv remains the most expensive city in terms of new housing prices. As of April 2026, the average price per square meter in the capital is $1,438. The highest prices are traditionally recorded in the Pecherskyi district—an average of $2,676 per square meter. The most affordable housing can be found in the Desnianskyi district of the capital—about $865 per square meter.


Other regions with the most expensive housing include:

● Lviv Oblast — $1,215;

● Kirovohrad Oblast — $1,168;

● Dnipropetrovsk Oblast — $1,136;

● Zakarpattia Oblast — $1,117.


Housing demand: where are Ukrainians most actively looking for apartments?


Demand for new housing in April varied by region. The greatest increase in buyer interest was recorded in:

● Dnipropetrovsk Oblast — +22%;

● Ivano-Frankivsk Oblast — +7%;

● Chernivtsi Oblast — +7%;

● Kyiv — +7%.


Experts note that Ukrainians are increasingly paying attention not only to housing prices but also to safety factors, the self-sufficiency of homes, and the stability of infrastructure.


Against the backdrop of constant risks associated with military operations, more and more homeowners are also considering financial protection for their homes.
